Lease Requirements 

In preparation for applying for your new home to enjoy, please read through our requirement guidelines.

There is a $75 per adult non-refundable application fee.  Applicants ages 18 or older who will be residing at the property but will not be financially responsible must apply and pay a $40 non-refundable application fee as well.  Tenants under 18 are not required to apply but must be listed in your application as occupants.

Your credit report will be checked along with the following:

*  Rental history - Landlord references
*  Past evictions
*  No open bankruptcy 
*  Criminal background screening
*  Employment/income verification 

Combined monthly income must be at least 3 times monthly rent.

 We encourage you to apply only if you have credit scores above 550 and no bankruptcy in the last 2 years, have never been evicted, have an excellent rental history (not friends nor family) and have no recent or drug/violence or sexual offender-related felonies.

Some properties may consider having a strong co-signer (5x rent & 600 credit) and/or higher deposit if credit history is unavailable or applicant has fewer than 2 years of rental history.

Some properties allow pets with pet fee and a monthly pet rent, but pets must be approved in advance.  Certain breeds and restrictions apply.

All application with falsified information will be denied and forfeit of application fee or any money paid.  We can only hold a vacancy for up to 2 weeks without rent once security deposit received.
